House Hunting in Italy 101 - Part 1

The entire world is in love with Italy, and it is not hard to understand its seductive charms. Its rules and utterly unique quirks could spark lively debate, but its breathtaking beauty, deeply rooted traditions and musical language have enticed the world to its shores for centuries.

It is only natural that many would like to own a small (or big!) footprint in this unique place. The post Brexit era combined with the ‘emerging from the Covid nightmare’ property market is lively and extremely competitive. Superlative value can be found in the right places, right now!

Universal criteria for sensible house hunting will naturally apply, but some things may require a little extra attention in Italy to avoid succumbing to an unduly strong attack of “awwwww” which may not be well thought through! 😉 There will almost certainly be one or two aspects that you may not have encountered before and that will absolutely need to be on your checklist.

THE BASICS:

Be truly clear on the total amount that you are prepared to invest — all in! It is even more important if your investment spend does not have any room to maneuver.

Nothing beats being well informed or working with someone who is — well informed generally, but very importantly also someone who is extremely familiar with the specific area that you are considering. Regions and even certain towns and cities have strong and unique traits, and it is important to find a good fit for you. There are many diverse areas in Italy — one as uniquely beautiful as the next!

Distill your essential needs by asking yourself the following: How will I be using the property? Will I live there? Summer visits only? Will it be rented? How big does it really need to be if we are unlikely to be more than two couples visiting at a time?

How do I like to holiday or live?
Do I have to be in the centre of whatever is happening, or do I prefer more tranquility?

What are my main interests? What do you like to do for leisure? Are you an avid walker or a beach bum?

How rentable will the property be? Will I be renting it in different seasons?
The availability of a variety of leisure activities and excellent transport links in this case would become crucial.

Will I be buying or renting a car or using public transport exclusively?
Consider and establish a clear distinction between ‘nice to have’ and ‘must have’.

Rethink and amend your list as you go — it’s yours after all!

Get it clear in your mind clear which region will suit your needs best — by hook or by crook! Otherwise, quite simply, you will go crazy with all the beautiful options available.
